REGULATIONS AND GENERAL CRITERIA
The Project includes the definition of the 18-hole golf course, with a length of 6,015 m. from the white tee markers, par 72, a putting green, an approach green and a driving range.

The design of the complex has been carried out complying with the following regulations and criteria:

  • United States Golf Association Rules (USGA Green Section).
  • The creation of an outstanding golf course with its own personality.
  • To adapt the route to the topography, in order to diminish the environmental impact of earth-moving works and maximize the views inside the route and from the clubhouse.
  • Accessibility to all types of players given the nature of the facility.
  • Location of the putting green, the driving range, the tees of holes 1 and 10 and the Greens of holes 9 and 18 close to the clubhouse as much as allowed by the existing topography, so that a global view can be seen from there facilitating control and making it easier for the players to circulate and access the golf course.
  • Exit tees close to the greens of the holes immediately before so as to avoid unnecessary journeys.
  • To completely avoid the design of holes that forces the player to use “blind” strokes.
  • The use of broad, numerous tee platforms with two aims in mind:
  • To make it easier to keep them in good condition (greater wear and tear on 3 par tees) The possibility of adapting the degree of difficulty of the links to all kinds of players.
  • The grouping of tees and greens so as to make maintenance operations easier.
  • The sitting of tees on elevated platforms, particularly on three pars, so as to provide for visual command of the hole to be played, and also to define it better.
  • Protection and delimitation of the holes through the morphology of the tree stands, and also the selection of certain points, in order to increase the difficulty and diversity of the game.
  • Design of the fairways complying, as a general criterion, with a broadening of the ball drop areas of exit drives and a narrowing, combined with other difficulties and obstacles such as trees, bunkers, etc., in the drop areas of poorly executed strokes or strokes played in a risky manner.
  • The limits of the fairways are defined by hummocks, tree stands or clumps of bushes, obstacles, such as bunkers, lakes, etc.
  • Great care in the processing and design of the green areas since that is where the final strokes are played, creating the maximum of alternatives and variety for strokes, making risky strokes difficult and penalizing those that are poorly executed.

Location

Kusadasi International Golf Resort is situated in a sector located in the Söke district, in the province of Aydin, which belongs to the Aegean region.
Geographically speaking, Turkey is divided into eight regions: Tracia, Black Sea Coast, Marmara Sea and Aegean Coast, Mediterranean Coast, Western Anatolia, Central Anatolia, South-eastern Anatolia and Eastern Anatolia

The Aegean region is formed by mountains and gorges, and only one fifth of the land is suitable for cultivation; most of the cotton produced in Turkey is grown in the east, in Cukurova to be precise.
It is a plain that connects up with the Taurus Mountains through a pass that has been known since ancient times as the Cilician Gates (Külek Boğazi).

Aegean

The Aegean coastline offers fascinating landscapes with olive groves and pine forests, clean beaches and bays, besides archaeological remains of great interest, such as Ephesus, which in its day was the richest trading port of the ancient world.
Aydin is one of the 81 provinces into which Turkey is divided. It has a surface area of 7,922 km², an estimated population of 950,757 inhabitants (figures for the year 2000) with a density of 120.01 inhabitants/ km², and its provincial capital is Aydin, with a population of 142,267 inhabitants (figures for the year 2000).
This area possesses large tourism assets such as its beaches, nature, gastronomy and culture. Of all the towns and villages of interest within the Aydin province, the town of Kuşadasi (situated on a magnificent bay opposite the Greek island of Samos), which is known for its extensive sandy beaches, its natural landscapes and for its port that can accommodate 700 vessels. The area of  Ephesus and the Virgin Marys house, known, for their important archaeological monuments are within 20 minutes drive from Kusadasi.

The golf course is designed for combined use, intended for members and residents, on the one hand, and for visitors on the other, given the fact that the special setting of the property, 15 Km from Kuşadasi, gives it good potential for players. The total length of the links expected at the end of the total 18 holes from the white tee markers is, as we mentioned earlier, 6,015 m., par 72, which constitutes a medium-large golf course.
The route comprises four par-five's (holes 4, 9, 16 and 18), two par-three's (holes 3, 5, 12 and 17) and ten par-four's (holes 1, 2, 6, 7, 8, 10, 11, 13, 14 and 15). This distribution is ideal because it presents the first par three after the second hole, which provides route play with greater fluidity, and the heterogeneity of the pars gives it diversity. The longest hole is number 16 with 495 m. and the shortest is hole 17, with 155 m. The route is established as much as the topography allows to run clockwise, thereby avoiding slice (a shot that curves from left to right in 90% of players) against the houses, less fortunate shots being directed towards the interior of the links, giving priority at all times to the safety of the houses that will be constructed around the course.
The arrangement and orientation of the holes is varied, and there are north-south, south-north, east-west, north-west, etc., holes, which bring interest to the game, as it will be affected in different ways by the winds in the area and the direction of the sunshine at different times of day.

 

Description of the Holes

A complete description for both the first and second nine will be as follows
Hole 1, Par 4, 360 meters:
Because this is the first hole of the route, it has an average distance so as to try to inspire confidence in the player, giving him or her positive predisposition to the game. Since this start is on a slight incline, different bunkers are created on the left-hand side and these will serve as a reference point for the player, creating various ball drop areas both for the bogey player and the scratch player. The right-hand area of the fairway is bounded by the existing vegetation, inviting the player to depend
on the opposite side. The fairway is remarkably wide so as to make the player feel at ease. The stroke for approaching the green will be played on a gentle descent and so the view of the green will be complete, attempting once more to create confidence in the player in this stroke. A bunker protects the green on the right and curbs balls that have curved over towards this side. The entire rear of the green is bounded by a series of hummocks to make the green more receptive.
Hole 2, Par 4, 350 meters:
This is a short par four with a dogleg to the right located on the far western edge of the property. The first stroke is played downhill and the obstacles of the hole can be seen clearly from the tee. On the right, a lake creates the dogleg and offers several drive ball drop points depending on the risk taken by
the player. The left-hand part of the fairway is framed by the existing terraces that create a bank where the
Bunkers that serve as a reference point for the first stroke will be situated. The second stroke is uphill, towards a green that is shaped like an amphitheatre, set into the slope. The green is elevated, protected by a large short bunker on the right. Behind the green there are two grass bunkers, one on each side; they are excavated from the bank and penalize excessively long shots.
Hole 3, Par 3, 190 meters:
This is the first par three of the route, with the tees arranged high up and linked in an enormous joint “table”. The green is set into the bank formed by existing terraces. A watercourse is made on the fairway just before it reaches the green, so that the water from the right-hand part of the hole has somewhere natural to run and does not affect the green table. This generates a fairway that slopes down and then upwards until it reaches the green, creating a very evocative image for the hole. A large bunker situated on the left of this rise to the green protects it, allowing for more complicated flag positions in this area. Entry to the green from the right is much freer, leaving this possibility for bogey players.
Hole 4, Par 5, 480 meters:
The first par five of the golf course is a hole situated on a slight rise, which increases on the last stroke to green. The first stroke runs parallel to the clubhouse access road. Two bunkers, one on each side, create the ball drop area, leaving the scratch player the option of overshooting the bunker on the right and shortening the hole so as to opt for reaching the green in two strokes. As from this area, the
fairway is cambered with a drop to the right and rising. A bunker on the right minimizes error for that area and protects the tees of the next hole. Another, slightly longer, bunker marks the direction of the second shot for the player who does not opt for reaching the green in two strokes. The green is elevated and protected by a bunker on either side, in the entry area. The existing slope makes the green rather like an amphitheatre, with a grass bunker at the rear to avoid excessive leaning on the rear part of the hole.
Hole 5, Par 3, 200 meters:
Par 3 is on a steep downwards slope from the high area on the northern part of the property. The exit tees are placed in tiers in accordance with the incline, and adapt to the existing topography so as to reduce earth-moving works. The fairway before the green slopes transversely to the right. For this reason, and in order to reduce difficulty in the event of a failed shot on this side, there is a large bunker that surrounds the green on its right-hand side. This bunker begins in the short part and
encircles the green, resting on a rise that also separates the hole from the driving range. The design of the bunker is very well shaped to create different situations of play from within it, besides creating an interesting play of shadows, which makes the hole even more spectacular than ever. The right-hand part of the green is free, making a rolled entry to it possible for less experienced players. It is important
to point out that because this hole is situated in the high area, it will be very much influenced by the wind, which generally comes from the north-east.
Hole 6, Par 4, 330 meters:
This par four is played resting once more on the Yalıkavak that borders on the real estate development in the north zone. Here again, the fairway is cambered with a drop to the right. A short bunker on the left and a long one on the right frame the drop area of the first stroke. After the initial climb, the shot to green is played on the flat, the Yalıkavak that separates the golf course from the houses accompanying
the fairway. A large tree, which is already there, lends an important special feature to this second stroke because whether to hit the ball to one side of it or the other, depending on how the first stroke went, will have to be studied carefully. The green is protected by two bunkers that rest on the bank on the left-hand side and by two grass bunkers on the right. There is a large depression at the rear of the green which will penalize long shots. In short, the strategy to be followed at this hole will have to be very well defined from the exit tee, as one good stroke to the right of the fairway could be spoiled in the shot to green by the large tree that grows in the second part of the fairway.
Hole 7, Par 4, 340 meters:
Another par four on a strong dogleg to the right occupies the northern part of the property. Once again, the hole rests on the Yalıkavak that separates the golf course from the real estate development houses. The dogleg produced in the drive ball drop area is protected by four fairway bunkers that form a diamond shape. Three different areas of play, depending on the level of the player and the risk he or she wants to assume, are created in this way. The first comes before reaching the bunkers, for less lucky players; the second, which is framed by the four bunkers, would be the most logical drop area; and the third, which involves most risk, is reached if the ball overshoots the bunkers on the right-hand side of the fairway. Entry to green is protected by a large bunker that encircles the green on the right hand side and a small pot bunker on the left, which rests on the bank that is generated in this area.
The shape of the green makes various flag positions possible, which are more complicated the closer they are to the bunkers, and more feasible in the central and rear areas of the green.
Hole 8, Par 4, 310 meters:
This par four has a pronounced strategic design because of the complicated topography of the area where the hole is situated. The fairway is situated on a flat surface area that lies between a very large bank that separates the tees of holes 7 and 9 and the fairway of hole 11. The first stroke is played against the bank that lies to the right of the fairway, after crossing a watercourse. In order to mark the
drop area, two bunkers have been placed on the left-hand side, just before the ground level drops, and there is one more bunker on the right of the fairway, which rests on the bank in that area. The fairway spreads along the right-hand side to give less lucky players a greater notion of spaciousness. The second part of the hole runs parallel to the hummock on the right-hand side and the slope on the
left-hand side. The second stroke is relatively short, meaning that the green is much protected. An enormous bunker on the left-hand side separates this hole from the green of hole 10 and prevents erroneous shots made on that side from being excessively penalized. Besides this, a small short grass bunker and another on the right-hand side make entry to the green complicated

DESCRIPTION OF THE HOLES
A complete description for second nine will be as follows
Hole 10, Par 4, 380 meters:
This is the first hole of the second round; the first stroke is downhill on exit from the area annexed to the clubhouse. The fairway falls towards the right and for this reason a large bunker is there, which delimits the drive drop area and curbs any balls that might fall onto the slope on the right. Two small bunkers on the left, one short and one long, create various surfaces for the different levels of the players. The fairway narrows at the second stroke which is accompanied by a steep slope on the left.
The green is situated opposite the green of hole 8, separated from it by a large-sized bunker that is shared by both holes; an exceptional tree closes off the surroundings of the green on the right, creating a pretty effect and leaving the end of the hole well flanked on both sides. The green is elongated so that the drive to be played for the second stroke will be very varied.
Hole 11, Par 4, 340 meters:
This is a very strategic par four due to the special characteristics of the terrain in this area. The first stroke is played downhill, and so the strategy of the hole can be seen from the tees and a study can be made of how to tackle the various strokes. The fairway is divided into two by a natural watercourse that is respected so as not to interfere with the normal course of runoff. And so the ball drop from the
first stroke is completely defined by the shape of the fairway. Besides this, there are three bunkers, two on the right and a third on the left, that narrow the fairway but minimize the penalization of strokes that could end up in the out of bound rough areas. The second stroke is played over the watercourse towards the green which rests against a steep slope. The green is protected by a large bunker in front
of it, and a pot bunker to the left. Various flag positions with highly variable difficulty are created in this way.
Hole 12, Par 3, 160 meters:
This par three proves to be very spectacular from the exit tees, as the green is slightly raised over a densely wooded watercourse. Two short bunkers can be seen from the exit tee; these protect the green and collect shots that fall short, thereby avoiding a greater punishment, which is to lose the shot in the watercourse. Another bunker to the rear, resting against the existing higher ground, complicates
The hole if the flag position is placed on the long area of the green. The green is elongated and is placed following the contours. This means that the shot to be played from the tees can vary quite a lot. For absolute beginners, the ante green fairway extends on the right, so that there is a safer area for playing without it being necessary to direct the ball over the existing ravine.
Hole 13, Par 4, 330 meters:
The steep slopes make this hole perhaps the most strategic of the course. The exit tees are staggered on a very steep slope, leaving a rocky wall on the left against which the fairway is laid. Due to the differences in height, the first stroke will be a technical stroke, with a long iron, where the important thing will be to place the ball between the two bunkers that appear on the right-hand side of the fairway. These bunkers rest against some rises that hem in the fairway and stop the balls from sailing downhill. The second stroke is played to an isolated green on a hill that is surrounded by natural watercourses. The ball must fly over one of these watercourses in order to reach the green, which is below the level of the drive drop area. In order to increase the area of play, the ante green fairway
spreads perpendicularly to the axis of play, making things easier for less fortunate players. The green is defended by a large bunker on the left and by a short pot bunker that “hangs” from the green. Long shots that are trapped in the bunkers will be particularly dangerous since they will fall into the water courses that surround the green.
Hole 14, Par 4, 350 meters:
Hole 14 is an uphill par four that runs along a densely wooded area. There is a natural ravine full of vegetation on the left of the fairway. The fairway runs through surroundings with thick vegetation,
rather like a tunnel, from the tees. The drop from the first stroke is marked with two bunkers, a short one on the left and another longer one on the right.
These bunkers mark the direction of the first stroke and allow the scratch player the possibility of taking a risk and shortening the hole to look for the option of a birdie. After a slight turn to the left, the second part of the fairway runs parallel to a slope situated to the right of the hole. The fairway winds in one directions and another in this area so as to facilitate the natural outflow of water. This produces a very interesting visual effect since small rises and falls before reaching the green are created. The left hand side of the entrance to the green is highly protected by a considerably sized bunker in that area. To make the entrance even more complicated, a grass bunker is placed on the right. The rear of the
green is obstacle-free, but well defined by the vegetation existing in the area.
Hole 15, Par 4, 350 meters:
A downhill par four with a slight dogleg to the left. The exit tees avoid the large watercourse that separates this hole from the previous hole, allowing the water to flow naturally in this steeply sloping area. The hole is completely surrounded by the existing vegetation. For this reason, there is no obstacle in the way of the drop from the first stroke since the trees create a clear corridor through which to play the hole. The stroke to green is downhill and the problems to be avoided can be seen
perfectly well. A large bunker on the left protects the entrance, and two smaller bunkers penalize erroneous strokes on the right. The back of the green is a complicated area because long shots may end up out of bounds due to the steep incline existing there.
Hole 16, Par 5, 495 meters:
The first par five of the second round is uphill on the first stroke. At the drive drop area the hole curves in a dogleg to the right. To create this curve and mark several areas of play according to the levels of the different players, there is a large bunker on the left against the existing slope and another smaller short bunker that challenges the ball hitter to send the ball flying over it in order to shorten the hole and opt more easily for the birdie. The second shot is totally strategic, since the fairway is crossed by a watercourse and separates the area of play into two. The first area, for those who do not wish to take risks, is in front of the watercourse. For players who have made a longer first stroke, there is a very narrow fairway area on the other side of the watercourse which is bounded by a bunker that makes the second dogleg towards the green. The green is raised against the slope and is protected by two bunkers, one on either side at the entrance, and by another one to the left that separates the
hole from the residential development in this area.
Hole 17, Par 3, 155 meters:
This par three is the shortest hole on the course, but is really spectacular. The tees are raised and look over the whole of the green and the south-eastern area of the course. From there, the lake that borders on the fairway of this hole and comes close to the green, creating very complicated flag positions, can be seen. This lake is shaped in such a way that it creates a peninsula for harboring a series of large trees that make the setting of this hole even more beautiful than ever. The left-hand
area of the green is flanked by two bunkers, one short and the other long, and so a flag in this are a would be quite difficult to arrange. In short, despite being a short, downhill hole, it is a complicated one where it will be necessary to be very precise when selecting the club and also the direction of the shot because of the strategic position of the various obstacles.
Hole 18, Par 5, 445 meters:
The last hole of the route is a par five that is very short but tremendously strategic. It is just as easy to get a birdie as it is to encounter problems and spoil the final result of the round. The first stroke is a down hill drive with a large ravine on the right of the fairway. The player who does not take risks can play a very short shot and ensure the fairway at its widest point. But the hardened player can opt for hitting a very long drive and putting himself or herself in a position to reach the green in two strokes.
But the risk will have to be taken since the slightest error in the stroke would send the ball out of bounds to the left, or into the ravine on the right. The second stroke, on a dogleg to the left, is up hill with a steep slope on the right and a bank that separates the course from the houses on the left. To mark the widest area of play, there is a bunker that rests on the Yalıkavak to the right. Lastly, the green is raised and supported on the left-hand side by the Yalıkavak mentioned above. The noblest entry to green
is by relying on that side because on the right there is a bunker that separates the hole from an existing watercourse. This watercourse will penalize excessively long strokes that go astray to the right. Yet another bunker in the area at the rear completes the obstacles in the surroundings of the green of this last hole.
